Insolvency of OPERATOR: The insolvency of OPERATOR, a receiver being appointed to take possession of all or substantially all of the Property of OPERATOR, the filing of a voluntary or involuntary bankruptcy proceeding or the making of a general assignment for the benefit of creditors by OPERATOR shall, to the extent allowed by law, entitle OWNER to terminate the Lease and immediately re-enter and regain possession and operation of the Property.
